WE ARE HALFWAY THROUGH 2025!

Dear Mesa Verde Neighbors,

Another 6 months have passed since my last neighborhood update, and it feels like so much has happened in such a short amount of time! Mesa Verde continues to be the hottest place to buy in Costa Mesa with Eastside Costa Mesa being the only comparable demand. I vehemently believe (with an incredible amount of bias) that our area is beyond anything Eastside Costa Mesa could ever hope to be. There is not one tract in the city with the sense of community we have let alone with an incredible country club located at its epicenter…and we do not have airplanes flying overhead every five minutes!

2025 has been wild thus far for varying reasons. Whether it be political, economical, or societal, we have experienced an understandably high level of volatility, fear, and apprehension in the markets. Our traditional seasonality in the real estate industry went haywire and there was no rhyme or reason for much of what has transpired the past 6 months, especially in Mesa Verde. As is typical, the Spring market brought more inventory but more than we had seen in a long time. The past year we had been averaging approximately 10 homes on the market as active listings at any given time in MV, but we saw it pretty much double in our early Spring months this year. Many of us thought that this, coupled with the divisive political climate and the stock market crashing, would lead to a potential correction in the real estate atmosphere. What we did see was a semi-stall if you will, a huge increase in escrow cancellations, and more price drops than we have been used to. Unless a home was strategically underpriced, homes sat longer on the market and the era of “bidding wars” had evaporated quickly.

But then there was hope…

Out of nowhere in the last few weeks we have seen the inventory bottom out once again and now to the lowest I have seen here in Mesa Verde at one point. Just last week from the time I am writing this, I think we were down to only 5 active listings in our neighborhood. Classic supply and demand theory is back and the activity is ramping up once again!

Just like last year, my team and I have continued to set the bar for Mesa Verde and have posted new records! Some of our local competitors like to put out flyers to you claiming records that do not belong to them, but we will continue to take the high road and stick to the old saying “the numbers don’t lie”.


Some Mesa Verde Milestones achieved by myself and the L3 Team are:

- 4 of the top 5 highest price per square foot sales of all time in Mesa Verde

- The 4 highest sales prices of all time in Mesa Verde and on the Golf Course

- 6 of the highest 7 sales ever in Mesa Verde

-The highest sale ever in the Balearic neighborhood

-2 of the top 3 highest sales ever in Lower Birds

-The highest sale price ever in The Inner Loop

-In 2025, no agent or brokerage has sold more transaction sides for single family residences than The L3 this year to date in Mesa Verde.

While it makes me incredibly proud to see the achievements listed above, it is displayed in humility and with gratitude, not a brag. I have lived here for 12 years now and started from the bottom trying to make my way into the hearts of my fellow Mesa Verde residents with hard work, endless community philanthropy and events, and a consistent drive to give Mesa Verde the best real estate leadership possible. It all started with those of you who gave me a chance and I am forever appreciative of the love our community has shown to me. I have heard from many of you that there has been a changing of the guard with my team and that means more to me than any sale or commission ever could. None of the milestones came easy but I will continue to use the same grit that got me to those in order to continue this growth and momentum for years to come. If I have not gotten the opportunity to meet you or work on your behalf, I would love to ask you now to earn the chance to show you what I can do for you and your home.
