Homeowners who are on the fence about selling their Costa Mesa home in the coming months find little guidance from the national and regional trends. Reports from the U.S. market have highlighted the minority of sellers who are dropping their asking prices—yet even so, closing prices are still significantly higher than those of a year ago. They also report an increase in the national inventory. More homes being listed is a boon for buyers—but also a mixed blessing for sellers who will need to secure their next home.

Regardless of how the national or local markets are performing, one way sellers maximize their bottom line is to boost their Costa Mesa property’s value without squandering an undue amount of time and capital. The first step is to assess its current market value by getting a read on the most recent closing prices for comparable neighboring homes (you can call me for a no-obligation report on those). Next comes applying some creative thinking about cost-conscious actions you might take to add to your property’s features. Some of those ideas:

  • Additions without adding: Extending the footprint of your house or adding a second story would substantially increase a home’s value—but as a practical matter, the cost is unlikely to increase the final net of the sale. But it may be possible to “add without adding”—by transforming unused or underused space into areas that add appeal and utility. A basement might be changed from a dank storage area into a playroom, gym, or media room—often without great expense. Any neglected area—like a service porch or garage—might be brought to life by a lighting or flooring transformation. One caveat: be sure that the quality of any workmanship is equal to that in the rest of the house lest the net result diminishes value!
  • Bathroom Count: If adding a full bathroom would be too expensive to recoup the expense, it might still be possible to divide a larger room to include a half-bath. Any addition that promotes your Costa Mesa home’s comparable feature count stands to boost its value.
  • Facelift: One effective way to invigorate a tread-worn property’s curb appeal is through the “skin-deep” approach: replacing its siding or simply repainting (with or without a color scheme update) can transform it into a ‘pride-of-ownership’ showpiece!

Any carefully-considered effort to add value is bound to be favorably rewarded at the signing table.
