Or it could refer to one that, for any of a number of reasons, was sold without being listed on the MLS. This can be the case when a property changes hands between friends or family.
It might also be a “pocket listing”— a property that is for sale but which is not being publicly advertised. Although little attention is paid to such privately completed transactions, they do make up a significant portion of local activity. In 2019, the National Association of Realtors® reported that a full 10% of U.S. sales were completed off-market.
