The Costa Mesa real estate listings are updated around the clock, providing everybody entrée into the Costa Mesa properties currently on the market or under contract. That makes the Costa Mesa listings a ‘live’ catalog—one vastly superior to what was available to the public up until the mid-1990s. Those MLS books resembled skinny black-and-white Sears catalogs. They were distributed to real estate offices every couple of weeks or so.

The old method provided the only option available to the public when they wished to assess the properties currently being offered. Now everyone with a smartphone or computer has instant access to a truly timely inventory of Costa Mesa homes now on the market. You don’t need a real estate handbook to know what “on the market” means: for sale, offered to buyers, available for purchase.

Since “on the market” is so easily understood, you might assume that the same is true for “off the market.” In a simpler world, that would hold—but there’s a complication: “off-market.” In a definition contest between the two terms, the trophy would have to go off the market. An off the market listing is one that was formerly listed—a home whose listing has expired.

That’s opposed to an off-market property, which may be one with an expired listing. But it also could refer to a home that has never been listed but which is actually for sale. This could be a pre-market home: one whose owners intend for it to be listed but which is not yet ready on the block. Or it could refer to one that, for any of a number of reasons, was sold without being listed on the MLS. This can be the case when a property changes hands between friends or family.

It might also be a “pocket listing”— a property that is for sale but which is not being publicly advertised. Although little attention is paid to such privately completed transactions, they do make up a significant portion of local activity. In 2019, the National Association of Realtors® reported that a full 10% of U.S. sales were completed off-market.
