There’s the calendar everyone follows. And then there’s the Mesa Verde calendar.
Around here, you don’t necessarily need to look at the date to know the season is changing. You can see it happening throughout the neighborhood.
Summer vacations start winding down. Backpacks replace beach bags. The morning school traffic returns. Adams, California, Tanager and Estancia start filling back up. The days are still warm, the evenings are still long, and technically, summer isn’t over—but the rhythm of the neighborhood is changing.
For those of us who spend a lot of time in Mesa Verde, it’s a familiar feeling.
And it’s one of the things that makes this neighborhood different.
Back to School. Back to the Neighborhood.
Summer in Costa Mesa has a way of pulling everyone in different directions. Vacations, beach days, camps, weekend trips and long evenings mean schedules are anything but predictable.
Then August arrives.
Families come home. School starts. Sports and activities pick back up. Morning routines return. And suddenly you start seeing the same familiar faces again—walking the dog, dropping kids off, grabbing coffee, working in the yard or catching up with a neighbor in the driveway.
There’s something comforting about it.
Because as much as we love summer around here, there’s something equally great about watching the neighborhood settle back into its normal rhythm.
Some Dates Mean a Little More Around Here
Of course, the Mesa Verde calendar isn't only marked by the school year.
It's marked by traditions.
For many families, summer doesn't really begin until the neighborhood comes together for the Annual Fourth of July Bike Parade. Bikes get decorated, neighbors line the route, kids take over the streets, and for a few hours, the neighborhood feels a little smaller—in the best possible way.
It's one of those events that's difficult to explain to someone who hasn't experienced it.
On paper, it's a bike parade.
In reality, it's hundreds of neighbors showing up because this is their community.
And once the Fourth passes and summer starts winding down, another date begins creeping onto our calendar.
Yes, We're Already Thinking About the Golf Carts
It might seem early, but planning is already beginning for the Annual Mesa Verde Golf Cart Parade.
And anyone who has been around for one knows this isn't exactly your average neighborhood event.
Golf carts get transformed. Decorations get ambitious. Friendly competition inevitably kicks in. Families pile aboard. Neighbors line the streets. And Mesa Verde once again does what Mesa Verde does best—shows up.
There will be plenty more to share as this year's parade gets closer.
For now, we'll just say this:
The wheels are officially turning.
It's the Stuff You Can't See on a Listing
When people talk about why they love living in Mesa Verde, you'll hear plenty about the things you'd expect.
The tree-lined streets. The parks. The golf course. The different pockets of the neighborhood. The architecture. The larger lots. The location within Costa Mesa.
All of those things matter.
But they aren't the whole story.
You can't photograph the feeling of seeing half the neighborhood outside on the Fourth of July. It doesn't show up in square footage. There's no MLS field for knowing your neighbors or watching generations of families participate in the same local traditions.
Those things only happen when people care enough about where they live to keep showing up.
And Mesa Verde has a lot of people who keep showing up.
More Than a Collection of Streets
Neighborhoods naturally change.
Kids grow up. New families move in. Longtime residents move on. Houses are remodeled, rebuilt and reimagined. The neighborhood today doesn't look exactly like it did twenty or thirty years ago—and twenty years from now, it will undoubtedly look different again.
But the best communities hold onto something through all of that change.
Traditions.
Connection.
And a sense that where you live is about more than the house you happen to own.
So yes, summer may be winding down. School is back. Routines are returning.
And somewhere in Mesa Verde, someone is probably already thinking about how they're going to decorate a golf cart.
Sounds about right to us.
